Refund Policy

This Refund Policy applies to all paid services offered by offmarket-leads.com, operated by NBC Homes LLC (“we,” “us,” “our”). Please read it carefully before making a purchase. By submitting payment, you confirm that you have read, understood and agreed to this policy and to our Terms of Service.

All Sales Are Final

All payments are final. No refunds will be issued once payment has been received, in whole or in part, for any reason, including but not limited to a change of mind, a change in your business plans, dissatisfaction with results, or failure to use the service or the information provided.

Why We Do Not Offer Refunds

Our services are custom and digital. Work on your order begins as soon as payment is received. Lead lists are researched and built to your specific criteria, and once property and owner information has been delivered it cannot be returned. Text campaigns cannot be recalled once sent, and training and strategy shared through our acquisition system cannot be taken back.

Please Review Before You Buy

We encourage you to read each service description carefully and contact us at brandon.carter@om-leads.com with any questions before you pay. Submitting payment confirms that you understand what the service includes and that you accept this policy.

No Guarantee of Results

We provide information and tools to help you find potential opportunities. We do not guarantee that any property owner will respond, that any property is available or suitable for development, or that you will close any transaction or earn any profit. Results depend on factors outside our control, including your market, your underwriting, your outreach and decisions made by property owners. A lack of results is not grounds for a refund.

Delivery Issues

If you do not receive your order, or a deliverable contains an error caused by us (for example, a file that will not open), email us at brandon.carter@om-leads.com within seven (7) days of the delivery date. We will review the issue and, if appropriate, correct or re-deliver the affected item. Correction or re-delivery is the sole remedy for delivery issues and does not entitle you to a refund. Lead data comes from third-party and public sources, so minor inaccuracies such as outdated contact details do not qualify as a delivery error.

Text Campaigns

You may request changes to a text campaign before it is launched. Once a campaign has been sent, it is considered delivered and cannot be reversed, resent or refunded. Owner response rates vary and are not guaranteed.

Training Sessions and Scheduling

For the Luxury Builder Off-Market Acquisition System, sessions must be rescheduled at least 24 hours in advance. Sessions missed without 24 hours’ notice are forfeited and will not be refunded or credited. If you have a separate written agreement with us for this service, its terms control where they differ from this policy.

Cancellations

You may cancel a request at any time before payment is made. Once payment has been received, orders cannot be cancelled for a refund.

Chargebacks and Payment Disputes

If you have a concern about a charge, please contact us first at brandon.carter@om-leads.com so we can work with you to resolve it. You agree not to file a chargeback or payment dispute for any service that has been delivered as described. If a chargeback is filed, we may provide your payment records, your acceptance of this policy, and proof of delivery to your bank or card issuer. We may also suspend any active or future services until the dispute is resolved, and we reserve the right to recover any amounts owed, including fees incurred as a result of the dispute.

Your Responsibilities

You are solely responsible for how you use the information and services we provide, including following all applicable laws when you contact property owners, such as do-not-call, telemarketing, texting and anti-spam laws. See our Terms of Service for more detail.

Limitation of Liability

To the fullest extent allowed by law, our total liability for any claim related to a purchase will not exceed the amount you paid for the specific service giving rise to the claim. We are not liable for any indirect, incidental, special or consequential damages, including lost profits or lost opportunities.

Your Rights Under the Law

Nothing in this policy limits any rights you may have under applicable law that cannot be waived by agreement.

Changes to This Policy

We may update this policy from time to time. The version in effect on the date of your payment applies to that purchase.
